Boulevard attracts foreign investors

KAYU ARA Damansara will play host to a new RM182.4 million development project.

Sprawled on 1,096,410 sq ft, the project, 10 Boulevard, will have modern office suites and retail outlets to cater to the affluent neighbourhoods of Petaling Jaya, Damansara Utama, Damansara Jaya and Bandar Utama.

It will comprise four blocks of six and seven strata storeys, with 59 units en-block ranging from 1,378 to 3.824 sq ft per unit.

Project developer, Newlake said 10 Boulevard is strategically located and accessible via a network of highways, it fronts the Sprint Highway and is five minutes drive from the North Klang Valley Expressway, 15 minutes from the Penchala Link and 20 from the Federal Highway and Kerinchi Link.

The project, which began in February, is expected to be completed by 2009.

Newlake has two successful projects in Britain — the Devonshire House and Cavendish House in North Finchley, London.

It was officially launched by Women, Family and Community Development Ministry Deputy Minister Datuk G. Palanivel at the Mandarin Oriental Hotel yesterday.

Also present was Bukit Lanjan State assemblyman Yong Dai Ying.

Calling 10 Boulevard its ‘signature project’, Newlake managing director Datuk Azizi Yom Ahmad said the project has attracted enquiries from investors abroad.

“It is a well-planned and well-designed luxurious development with 24-hour security, vast landscaping and uncompromising quality and building standards,” he said.

“10 Boulevard, with its modern contemporary treatment is expected to change the face of Kayu Ara Damansara,” he said.

The backwater reputation that has often been associated with the Kayu Ara area is about to transform - into one of a lively and bustling commercial centre with the presence of 10 Boulevard.

Located in a prime area that is a mere stone throw's from the affluent neighbourhoods of Petaling Jaya, Damansara Utama, Damansara Jaya and Bandar Utama, Newlake Development Sdn Bhd's maiden commercial project has already achieved a 50% take up rate in just one month, said its executive chairman Datuk Azizi Yom Ahmad at 10 Boulevard’s official launch today.

The RM182.4 million commercial hub will boast a total development area of 1,096,410sq ft and will consist of four blocks of six and seven strata stories, 59 units enbloc with built-up sizes ranging from 1,378sq ft to 3,824sq ft.

Phase 1 - Bougainvillea and Dhalia - will comprise 29 units enbloc, while phase 2 - Allamanda and Camilia - will include 30 units enbloc is expected to be launched soon.

The commercial centre is retailing at RM670psft for the ground floors and will start from RM250psf for the upper floors, compared to other similar properties in the area which are going from between RM750psf and upwards of RM280psf for upper floors.

10 Boulevard directly fronts the Sprint Highway and its double-frontage advantage is set to allow high visibility from the heavily utilized highway. The development is also a mere five minutes from the North Klang Valley Expressway, 15 minutes from the Penchala Link and only 20 minutes from the Federal Highway and Kerinchi Link.

“I am confident that 10 Boulevard will meet the demand for high quality functional office space due to the key strengths o the development uh as good accessibility and visibility, as well as exceptional connectivity within the large catchment area of Petaling Jaya,” said Azizi.

Construction on 10 Boulevard has commenced in February and is expected to be completed by the end of 2009.

Newlake Development has a landbank of 3 to 5 acres in the Klang Valley and will soon launch a niche gated-and-guarded residential project at years-end. The project will consist of 50 to 60 superlink units in Selayang with a gross development value of RM12 million.
